Do I need planning permission?

Most garden rooms are classed as a 'Permitted Development', which means they rarely require planning permission. To qualify it must:

Be located at the back of your property

Not be used as a separate dwelling

Take up no more than half of your garden space

Be less than 4m high (2.5m if within 1m of a boundary)

Have eaves no higher than 3m

Have a total footprint of 4m² or less if built in a conservation area, or the grounds of a listed building
